As a property owner you may decide to place the responsibility of managing your rental property in the hands of a registered property manager working for a licensed real estate agency. We will take over your property management with little to no disruption to your tenant(s).
Once we have found you a good quality tenant for your rental property, we take your tenant through the tenancy agreements and cover off what is required of them during the tenancy.
Upon successful acceptance, we take your tenants through the important expectations of leasing agreement. This includes payment expectations and instructions, bond lodgements, arrears procedures, repairs and maintenance policies and inspections.
We prepare a tenancy agreement that covers the terms and conditions of the tenancy. Once we take your tenants through the agreement, a signed copy is then provided to both you and the tenant.
We carry out a pre-inspection prior to lease commencement to prepare a property condition report. Regular routine inspections are carried out through the duration of the lease with written reports and photos emailed to you six weeks after tenancy commencement, and then once every quarter.
We request tenant sign up within 48 hours to secure the tenancy. Once the tenancy agreement has been reviewed and signed, bond funds and receipt of 2 weeks rent received we provide a key handover and supply your tenant with a copy of the property condition report.
